JOB SUMMARY

The nature of the services provided by this position may affect UW Health Patients, Visitors, Employees and departments.  A wide variety of both internal and external relationships are involved in carrying out the duties of this position.

 

Under the direction of the assigned Maintenance & Engineering Business and Operations Manager, the Maintenance and Operations Supervisor provides direct supervision to Maintenance and limited Trades staff to accomplish the UW Health and Department objectives, which is to coordinate or assign response to routine and emergency repair requests, completion of scheduled preventive maintenance and coordinate special projects.

 


ESSENTIAL DUTIES


Provide general supervision of employees involved in around the clock facility operations, of assigned areas.

 

Schedule assigned employees to insure appropriate staffing level for shift coverage. At times this may include multiple shifts.

 

Supervision may include multiple trades.

 

May participate in Manager On-Call rotation for after-hours, weekend and holidays emergency call in of appropriate staff.

 

Coordinate personnel to cover employee absences.

 

Insure appropriate and rapid response to emergencies or urgent repair request.

 

Keep department management apprised of building operational status through various reports and address recurring problems that may require additional corrective action.

 

Prioritize and distribute work assignments to allocated staff and insure proper documentation is entered into the correct Computerized Maintenance Management System (CMMS) and completed.

 

Resolve equipment and process problems as well as customer issues and complaints.

 

Manage the procurement of repair parts for daily operations and utilities.

 

Requisition of materials, supplies and equipment (ensure crafts are supplied with needed tools, supplies, etc.)

 

Review and recommend maintenance contracts from outside sources.

 

Insure employee’s work in a safe environment, including proper equipment, procedures, and training.

 

Responsible for reconciling employee time and attendance records.

 

Processes leave requests.

 

Recommend hiring, promotion, and discharge when appropriate.

 

Keep department management apprised of building operational status and recurring problems that may require additional corrective action.

 

Initiate and monitor training of assigned staff.

 

Perform additional duties as assigned.

Must possess a current, valid driver’s license issued by the individual’s state of residence. Must be at least 21 years old or have a minimum of three (3) years of driving experience to operate a Personal Vehicle, Patient/Visitor Vehicle, or standard UW Health Fleet Vehicle.

Knowledge, Skills, and Abilities

Understanding of various Computerized Building Automation systems principles, i.e., Johnson Controls or equivalent.

 

Proficient with Microsoft Office Applications.

 

Knowledge and ability to understand and repair various building systems.

 

Basic understanding of Electric and HVAC principles.

 

Familiar with NFPA and OSHA regulatory codes.

 

Ability to motivate and supervise a team.

 

Critical thinking and complex problem solving skills. Ability to ensure compliance requirements are followed.
